Let's find the right property together
across all Lombardy provinces.
OMI analysis, technical checks and targeted search. Based in Lombardy; outside the region I support you through the RE/MAX network.
Buying property in Milan and Lombardy from abroad
I work on the buyer's side: I search the whole market for you – including off-market homes – analyse the price before you visit, check the documents and negotiate on your behalf until the notary deed. I cover Milan, Monza and Brianza, Lake Como and the main Lombardy cities directly, and the rest of Italy through the RE/MAX network.
How buying in Italy works
- Codice fiscale – the Italian tax code, required before you make an offer. Free from the Italian consulate or the Agenzia delle Entrate.
- Targeted search – a shortlist based on your brief, with a price analysis for each home.
- Proposta d'acquisto – a written, binding offer once the seller accepts it.
- Compromesso – the preliminary contract with a deposit (caparra), registered within 20 days.
- Checks – planning and cadastral compliance, energy certificate, mortgages, condominium arrears.
- Rogito – the deed signed before a notary, in person or by power of attorney.
Purchase costs at a glance (2026)
Buying from a private seller: registration tax of 9% of the cadastral value for a second home (2% for a main residence), plus two fixed taxes of €50. Buying new from a developer: VAT of 10% of the price (4% for a main residence, 22% for luxury properties), plus three fixed taxes of €200. Notary fees and any agency commission are extra. The cadastral value is usually well below the market price. These figures are indicative – always confirm them with the notary.

Frequently asked questions
Can foreigners buy property in Italy?
EU, EEA and Swiss citizens can buy on the same terms as Italians. Citizens of other countries can usually buy too, depending on reciprocity agreements with Italy. US and UK citizens can buy freely.
Do I need to be in Italy to buy?
No. Viewings can be done by video and the deed can be signed with a notarised power of attorney. I coordinate every step with you and the notary.
Can non-residents get a mortgage in Italy?
Yes, but Italian banks usually lend a lower share of the price to non-residents. We look at financing options at the first consultation.
What is a buyer's agent?
A buyer's agent works for you, not for the seller: they search the whole market, check the price and the documents, and negotiate on your side.
